Top Reasons for Using a Realtor Instead of For Sale by Owner

1. Legal Protection & Paperwork
Real estate transactions come with legal contracts, disclosures, and regulations that vary by location. One small mistake or overlooked document could cost you thousands or open you up to legal liability. Realtors are trained and insured to handle the paperwork correctly and protect your best interests.
2. Higher Offers with a Realtor
National statistics consistently show that homes listed with a real estate agent sell for more money than FSBO homes. Why? Agents know how to price homes correctly, market them professionally, and negotiate effectively. In most cases, the increase in your sale price more than covers the cost of commission.
3. Commission Isn’t Fully Avoidable
Even FSBO sellers typically end up paying a buyer’s agent commission—usually around 3%. So the idea of “saving 6%” by going FSBO isn’t entirely accurate. You’re likely saving only part of that—and at the risk of missing out on a better deal.
4. Investors Target FSBOs
Many FSBO sellers are approached by investors who know they’re unrepresented and often unaware of market values. These investors will offer lowball cash offers hoping for a quick, discounted deal. With no agent to guide negotiations, sellers often leave money on the table.
5. Title Fees and Closing Costs Are Still There
Whether you sell FSBO or with an agent, you’re still responsible for standard seller costs like title insurance, escrow fees, and property taxes. These are unavoidable and need to be factored into your bottom line regardless.
6. It’s a MARKET Right Now
Today’s market is taking longer to move. In many areas, the average time on market is 4–5 months. Longer when priced incorrectly. FSBO homes, which don’t benefit from agent marketing, tend to sit even longer. Ask yourself—do you have the time and holding costs (mortgage, taxes, insurance, etc.) to wait that out?
